Welcome! Our participating owners think of renters as guests and potential future neighbors. These Terms & Conditions are intended to make expectations clear while preserving the quiet, well-kept, luxury motorcoach experience enjoyed by owners and guests.

Important note: Up North Motorcoach Resort is an owner-direct rental program for participating privately owned lots. Up North does not own the common elements of the condominium community and is not the condominium association. Guests must comply with these Terms & Conditions, the rules applicable to the privately owned lot they rent, and all valid community rules governing use of common areas and amenities.

1. Reservation Holder & Guest Responsibility

The person making the reservation is the primary Guest and is responsible for the reservation, payment obligations, the conduct of all occupants and visitors, and compliance with these Terms & Conditions. Reservation changes, cancellations, damage matters and other material communications will be handled with the primary Guest.

The primary Guest must provide accurate contact information and the number of persons occupying the lot. Only registered Guests and approved visitors may use the rented lot and applicable amenities.

2. Motorcoach Eligibility

Up North accommodates traditional Class A motorcoaches and converted buses with a flat-front motorcoach profile. Truck-front, van-front, semi-front, towable and other RV types are not eligible for guest reservations.

Motorcoaches must be at least 30 feet long and generally no more than 10 years old. A well-maintained coach older than 10 years may be considered through advance photo review. Approval should be obtained before booking or, if requested after booking, before arrival.

All coaches must arrive in good, well-maintained condition. Up North may decline or terminate a stay if a coach materially fails to meet the stated eligibility or appearance standards.

3. Privately Owned Lots, Included Features & Lot Substitution

Each rental lot is privately owned. Guests may use only the lot features, furnishings, appliances and structures identified as included with the reservation. Personal property or locked/private areas belonging to the owner are not included.

Bungalows are not included unless the reservation specifically states that bungalow access has been purchased or authorized. A bungalow may not be rented separately from an eligible motorcoach occupying the associated lot.

Because participating properties are individually owned, an owner may occasionally sell a lot, withdraw it from rental, or make it unavailable. If the reserved lot becomes unavailable before arrival, Up North may offer a reasonably comparable replacement. If no suitable replacement is available, amounts paid for the unavailable reservation will be refunded. This remedy is subject to final counsel review.

4. Rates, Deposits, Payment & Taxes

Payment

· If reservation is made more than 60 days prior to the first day of the reservation, 50% of the full reservation amount is due at the time of booking

· The remaining 50% will automatically be charged to the card on file 60 days prior to arrival

o If card on file is declined, and best efforts to contact Guest are in vain, the initial payment will be non-refundable, and the reservation will be cancelled

· If reservation is made 60 days or less prior to the first day of the reservation, the full reservation amount is due at the time of booking

Cancellation/Refund Policy

· 60+ days before arrival: Refund of amount paid, less credit card processing fees

· Less than 60 days before arrival: 100% of the total reservation is non-refundable

Please keep in mind our lots are individually rented by owner; the closer we are to your reservation, the more difficult it is to rebook cancelled nights, particularly during our relatively short peak season.

Applicable taxes, booking fee, cleaning fee for bungalows, bungalow charges and any other fees will be shown during the reservation process. We have no hidden fees. The Guest authorizes charges consistent with the confirmed reservation and these Terms & Conditions.

A valid payment method is required to remain on file through departure for authorized reservation balances, damage, missing property, excessive cleaning or other amounts properly due under these Terms & Conditions.

5. Check-In, Check-Out, Late Arrival, Early Departures, No-Show

Check-In and Check-out

Standard check-in is after 1:00 p.m. and standard check-out is by 11:00 a.m. If renting a bungalow, check-out for the entire site & bungalow is 10:00 a.m. to allow for the additional cleaning prior to the next guest arrival. Early arrival or late departure requires advance approval, is subject to availability, and may carry a $25 fee.

Late Arrivals

Guests arriving late should follow the arrival instructions provided before the stay and contact the designated Up North guest-service number if assistance is needed.

No-Shows
Guests who do not arrive for their reservation and have not cancelled in accordance with the cancellation policy will be responsible for 100% of the total reservation amount. No refund will be issued.

Early Departures
No refunds or credits will be issued for early departure, shortened stays, or unused nights after check-in, regardless of reason, except where otherwise required by law.

6. Pets & Service Animals

A maximum of two household pets is permitted per lot unless a more restrictive owner rule is disclosed before booking. Pets must be supervised and leashed whenever outside the motorcoach or an approved enclosed area. Temporary pet fences and enclosures are not permitted.

Guests must immediately pick up and properly dispose of pet waste, prevent persistent or disruptive barking, and keep pets off other privately owned lots. Guests are responsible for damage caused by their animals.

Except for service animals as required by applicable law, pets are not permitted in common-area buildings, pool areas, recreation courts, or bungalows unless the bungalow owner has expressly authorized pets in writing.

Please do not feed wildlife, for obvious reasons.

7. Fires, Outdoor Living & Site Appearance

Only installed or specifically approved gas fire features may be used. Wood fires, charcoal fires, open-flame fire rings, fireworks and other unapproved open flames are prohibited.

To preserve the appearance of the community, tents, screen rooms, temporary structures, hammocks attached to landscaping, clotheslines, large lawn decorations and similar temporary installations are not permitted. A modest personal sign identifying the Guests, pets or hometown may be used.

Outdoor furnishings, kitchens, grills and other lot amenities must be used responsibly and left in substantially the same condition as found.

8. Quiet Enjoyment & Neighbor Privacy

Quiet hours are 10:00 p.m. through 8:00 a.m. During those hours, voices, televisions, music, outdoor entertainment and other noise must be kept at a level that does not disturb neighboring properties.

Please remain on roads, sidewalks, common areas and the lot you rented. Do not walk, drive, turn around, park or enter outdoor living areas on other private lots without permission.

9. Vehicles, Parking, Golf Carts & Trailers

The community speed limit is 15 mph unless a posted sign requires a lower speed.

The motorcoach and permitted vehicles must remain on approved hard-surfaced parking areas. Street parking is prohibited. Unless applicable community rules are more restrictive, no more than four vehicles may be kept on a lot, which may include up to two passenger vehicles, one golf cart and/or two motorcycles.

Gas-powered golf carts and recreational off-road vehicles may not be operated within the community except where expressly permitted by applicable community rules. Golf carts and similar permitted vehicles must be operated by licensed drivers age 16 or older.

Trailers, stackers, tow dollies, boats and similar equipment may not be stored on the rented lot. Guests should use the storage arrangements identified in the digital Guest Guide.

10. Motorcoach & Vehicle Care

Routine washing of a motorcoach or tow vehicle may be permitted on the rented lot; our digital Guest Guide has the contact information of several washing companies. Non-emergency mechanical repair, fluid changes and work that creates noise, debris or environmental risk are not permitted on the lot.

Commercial service providers may enter only when permitted under current community rules and scheduling restrictions. Guests should confirm any contractor visit with Up North before work is scheduled.

11. Trash, Storage & Housekeeping

Bagged trash must be placed in the designated community dumpsters near the Ciderpress Club. Trash, tools, equipment, clothing and supplies may not be stored where they create an unsightly condition.

Towels, rugs, apparel, bathing suits and other laundry may not be hung outdoors. Guests renting a bungalow must follow any bungalow-specific checkout and cleaning instructions.

12. Smoking

Smoking and vaping are prohibited inside bungalows and in indoor common areas, pool areas and any location posted as smoke-free. Guests are responsible for remediation or specialized cleaning costs caused by smoking or vaping in prohibited areas.

13. Ponds, Pool, Spa, Recreation & Common Amenities

Swimming, wading, pets, toys and inflatable devices are not permitted in community ponds or water features. Fishing is prohibited unless specifically authorized by current community rules.

Pool, spa, clubhouse and recreation-area hours and rules are established for common amenities and may change. Guests must follow posted rules and staff or association directions. No glass is permitted in the pool area. Children under 16 must be accompanied by a responsible adult in the pool, hot tub, fenced pool area, either Clubhouse, or pickleball courts.

Common amenities may occasionally close or have limited availability for maintenance, safety, weather, private events or other operational reasons. Unless required by law or expressly stated in the reservation, temporary amenity closure does not create right to a refund.

14. Visitors

Guests are responsible for their visitors and must ensure that visitors comply with these Terms & Conditions and applicable community rules. Visitor registration, parking, amenity access and capacity limits may apply.

15. Mail & Deliveries

Package delivery is available during the season; current delivery instructions and the designated mailing location will be provided in the digital Guest Guide.

16. Damage, Missing Property & Excessive Cleaning

Guests are financially responsible for damage, loss or excessive cleaning caused by the Guest, occupants, visitors or pets to the rented lot, its furnishings and amenities, or other property within the community.

Up North or the lot owner may document the condition of a rental before and after a stay. Any post-stay charge should be supported by a reasonable description of the damage, loss or cleaning required. The final process for notice, documentation, dispute and payment authorization should be confirmed by Michigan counsel.

17. Safety, Conduct & Compliance

Guests must act safely and respectfully and comply with applicable law, posted rules, emergency instructions and valid community rules. Threatening, abusive, destructive, dangerous or persistently disruptive conduct is not permitted.

The discharge of firearms, bows, air guns, slingshots or other projectile weapons is prohibited within the community. Fireworks are prohibited.

Up North may require a Guest or visitor to discontinue conduct that violates these Terms & Conditions. Any provision permitting termination of occupancy, removal, forfeiture or denial of refund should be finalized by Michigan counsel before use.

18. Assumption of Risk & Personal Property

Guests are responsible for ordinary risks associated with motorcoach travel, outdoor recreation, weather, use of lot amenities and use of common recreational facilities. Guests are responsible for securing their motorcoach, vehicles and personal property.

To the extent permitted by Michigan law, participating lot owners and Up North are not responsible for loss of or damage to personal property caused by theft, weather, power interruption, acts of third parties or other events outside their reasonable control. Michigan counsel should finalize any waiver, release or limitation-of-liability language.

19. Weather, Utility Interruptions & Events Beyond Control

Northern Michigan weather and utility conditions can change quickly. Up North does not guarantee uninterrupted electric, water, sewer, internet, cellular service or access to every amenity. When an interruption or event outside reasonable control materially affects a stay, Up North will work in good faith with the Guest and lot owner on available options.

Any force-majeure, refund limitation or relocation remedy should be finalized by Michigan counsel.

20. Photography, Drones & Privacy

Guests must respect the privacy of owners and other guests when taking photographs or video. Drones may be operated only if permitted by applicable law and current community rules and must not be used to intrude upon private lots, bungalows or people.

21. Electronic Communications

By providing an email address and mobile number, the Guest agrees to receive transactional communications reasonably related to the reservation and stay, including confirmations, payment notices, arrival instructions, access information, service messages and departure information.

Marketing messages, if any, will be handled through a separate consent process that complies with applicable law and platform requirements.

22. Changes to Rules

Operational information, amenity hours and community rules may change from time to time. The version of these Terms & Conditions accepted at booking governs the reservation, except that Guests must also follow later-adopted safety, legal or community requirements that validly apply during the stay.

23. Agreement & Acknowledgment

By signing electronically, checking the acceptance box, or otherwise completing a reservation that expressly incorporates these Terms & Conditions, the primary Guest acknowledges that they have read, understood and agreed to them and will communicate applicable rules to all occupants and visitors.
